SVN team will continue to market, lease vacant space in Class A office complex
SARASOTA, Fla. (July 13, 2018) – Senior advisor Tony Veldkamp, CCIM, and associate advisor Matt Fenske of SVN Commercial Advisory Group recently completed the sale of the iconic Harris Professional Center, a 29,845-square-foot office building at 7915 U.S. 301 in Ellenton, Fla. Zinnia Center, LLC, was the buyer and Ellenton Venture, LLC, was the seller. Purchase price was $4.725 million.
“We were working on leasing the building for the owner – it was not even on the market to sell – and the buyer reached out to us as a potential tenant and asked about purchasing,” said Veldkamp, who counts office sales and leasing among his specialties. “So, we worked with the buyer and seller to come to an agreement to sell the building that was mutually beneficial to both parties.”
Among the highlights of the two-story building built in 2007 are 164 parking spaces (six for handicapped) situated on a 4.05-acre site along the bustling 301 corridor. Daily traffic count exceeds 35,000 cars and the center is less than 2 miles east of Interstate 75 and just west of Fort Hamer Road and the new bridge connecting Lakewood Ranch.
The Class A office complex has a mix of tenants, including medical and professional. Nearly half of the center is empty, and Veldkamp and Fenske will continue to market and lease the vacant space that the new owner does not occupy. Veldkamp said the space is ideal for additional medical and professional uses, and is available in configurations from 1,159 to 5,337 square feet.
