SVN Florida will accept online bids Oct. 11 on the well-maintained, expansive facilities

PINELLAS COUNTY, Fla. (September 11, 2018) – SVN Florida Commercial Real Estate Advisors is managing the accelerated sale of more than 14 acres in Pinellas County, including two industrial buildings. The online bidding process is set for Oct. 11 and will start at $2.75 million. Registration has already begun.

The site is situated on Bryan Dairy Road in Pinellas Park, Fla. The larger of the two buildings is a metal-and-block warehouse of nearly 290,000 square feet, built in stages from 1971 through 2001. The sprawling building is easily convertible into as many as six separate units, which have a total of 19 dock-high doors providing truck access, sprinklers and heavy power. The building also has multiple doors at van and grade level.

“This building is a huge value add and, for the most part, is immediately leasable,” said Kenny Anderson, senior advisor of SVN Florida. “Someone can occupy this right away while customizing the office portion to meet the needs of the business.”

Anderson added that the facilities are ideal for someone who wishes to acquire an industrial property without undertaking comprehensive renovations throughout. “The more I go through this building, the more I like it,” he said. “It’s a nice, dry building with good bones, ready for someone to move in.”

The smaller of the two buildings is a 30k-square-foot turnkey warehouse with a small office inside. The owner replaced the roof in 2018 and the building is being painted inside. The property contains ample parking of its own, as well as overflow parking for the larger facility. Excess land behind the building is ideal for storage and even more parking. The new owner can opt for a rental or spinoff.

John Milsaps, SVN senior advisor, said that the scarcity of such properties in the area makes this one especially attractive. “The industrial market in Pinellas County is tight. Vacancy is so low that we’ve had a lot of activity on this already,” Milsaps said. “We received a call from someone in the area as soon as the sign went up and we started to market it. There’s not much to spare in this county, not much product out there in terms of space.”
